A Midlands guide to cleaning a vinyl fence - what the green film and the orange staining at the bottom actually are, the bleach dilution and dwell time that work, safe pressure-washer limits, and how often a Columbia fence needs it.
A vinyl fence in Columbia gets cleaned with a soft-bristle brush, a bucket of warm water, and a mild detergent - and for the green film that shows up on the shaded side every summer, a solution of one part household bleach to four parts water, left to dwell for about ten minutes before rinsing. That handles the large majority of Midlands fence grime. Pressure washing works too, but only at low pressure with a wide fan tip held well back, because vinyl is softer than it looks and the damage a narrow tip does is permanent. This guide covers what is actually growing on your fence, why the orange staining at the bottom is a different problem entirely, and the order of operations that gets a fence clean without leaving streaks.
Three different things show up on Midlands vinyl, and they do not come off the same way.
The first is the green or grey-green film that appears on shaded sections. That is algae. It feeds on moisture and the thin layer of organic dust that settles on any outdoor surface, and Columbia gives it both in abundance - long humid summers, afternoon thunderstorms, and heavy tree cover in older neighborhoods like Forest Acres and Shandon. Algae sits on the surface. It does not penetrate vinyl, which is why it comes off readily with a detergent and a brush.
The second is mildew, which shows as small dark speckles rather than an even film. It tends to concentrate where water sits longest - the underside of rails, the seam where a panel meets a post, the bottom few inches near the soil. Mildew also stays on the surface of vinyl, but it hides in texture and shadow, so it needs the dwell time that algae does not.
The third is not biological at all. It is the yellow-brown or rust-orange discoloration along the bottom of the fence, and in Columbia that is almost always red clay. More on that below, because the fix is different.
Because it dries slowest. Algae and mildew need moisture to stay established, and a fence face that gets direct afternoon sun dries within an hour of a rainstorm while the shaded face can stay damp most of the day. The same fence, same age, same material, will look markedly different on its two sides.
This matters for how you clean. If you scrub only the side that looks dirty, you leave a living colony on the other face that will re-establish across the whole fence within a season. Clean both faces every time, even when one looks fine. It is roughly twice the work for something closer to three times the interval between cleanings.
Fences under pine canopy have a second problem. Pine pollen in late March and April coats everything in the Midlands with a fine yellow film, and while that pollen washes off easily on its own, it also feeds the organic layer that algae grows in. A fence cleaned in February will look dirty again by May. Cleaning after the pollen drop rather than before is a better use of the effort.
That is Piedmont red clay, and it is worth treating as its own job. Columbia sits on iron-rich clay soil, and when rain hits bare ground or a mulch bed next to a fence, it splashes that soil up onto the bottom six to twelve inches of the panel. The iron oxide in the clay is what makes it orange, and it binds to the surface far more stubbornly than algae does.
Detergent and a brush will lift a fresh clay splash. Older staining that has gone through several wet-dry cycles usually will not come off that way, and this is the point where people reach for a stiff brush and start scuffing the vinyl. Do not. A dedicated rust or oxalic-acid-based cleaner, applied to the stained band only and rinsed thoroughly, is the tool for that job. Test it on a low, hidden section first - some cleaners will dull a fence finish, and it is better to find that out on eight inches near a post than across a whole run.
Prevention is more effective than any cleaner here. A strip of mulch, gravel, or ground cover along the fence line stops the splash at the source, and it is the single change that most reduces how often the bottom of a Midlands fence needs attention.
Yes, with real limits. Vinyl fencing is a relatively soft material, and a pressure washer is capable of etching it, driving water behind panels, and forcing grime into the surface rather than off it. The damage does not look dramatic at first - it shows up as a slightly hazy or scoured patch that will never match the panels around it, and there is no way to reverse it.
If you do use one, the settings matter more than the machine. Use a wide fan tip, keep the pressure low, hold the wand well back from the surface, and keep it moving. Never use a narrow or turbo tip on vinyl, and never hold the spray close enough to see the surface change under it. Work from the bottom of the panel upward when applying, then rinse from the top down so the dirty water runs over surfaces you have already released.
Honestly, for most residential fences the pressure washer is not the part doing the work. The detergent and the dwell time do the work; the rinse just carries it away. A garden hose with decent flow will rinse a vinyl fence perfectly well, and it cannot damage anything.
For general dirt and light film, warm water with a mild dish detergent is genuinely sufficient. For established algae and mildew, a bleach solution of roughly one part bleach to four parts water is the standard approach, and the reason it works is that it kills the organism rather than just displacing it - which is why a bleached fence stays clean longer than a scrubbed one.
Two cautions. First, dwell time is what makes it work, not concentration. Ten minutes at a mild dilution beats an immediate rinse at a strong one, and the stronger mix is harder on everything around the fence. Second, that runoff lands in your yard. Pre-wet the plantings along the fence line before you start and rinse them again afterward - wet foliage dilutes what reaches it and is far less likely to burn. If your fence runs along a bed of anything you care about, or drains toward a pond or a creek, that is a real reason to use the gentler detergent approach instead.
Avoid abrasive powders and anything with grit. They will clean the panel and leave a scuffed surface that holds dirt more readily than it did before, which makes the next cleaning harder.
Start by rinsing the whole fence with plain water. This removes loose pollen, dust and cobwebs, and it wets the surface so your cleaning solution spreads rather than soaking straight into dry grime.
Pre-wet the plants and grass along both sides of the fence line.
Apply your solution from the bottom of each section upward. This is counterintuitive, but working upward prevents the clean streaks that form when solution runs down over untreated dirty surface and etches tracks into it. Those streaks are the most common reason a cleaned fence looks worse in patches than it did before.
Let it dwell. Roughly ten minutes for a bleach solution, and do not let it dry on the surface - on a hot Columbia afternoon that can happen fast, so work in sections and re-wet anything that is drying rather than pushing on to the next panel.
Agitate with a soft-bristle brush on the areas that need it - the speckled zones, the seams, the underside of rails. Most of the fence will not need brushing at all.
Rinse thoroughly from the top down, and rinse the plantings again. Then walk the fence and look at it wet, because a wet fence shows you what you missed in a way a dry one does not.
Vinyl fences have metal in them - gate hinges, latches, and in many systems a steel or aluminum insert inside the gate posts. Bleach solution is not kind to that hardware over time, so rinse hinges and latches deliberately rather than assuming the general rinse reached them, and dry them if you can.
Post caps are worth a separate look. They collect standing water and leaf litter, and on older fences they are frequently the first place where staining becomes permanent. If a cap is loose, that is also where water gets inside a hollow post, which is a maintenance problem rather than a cleaning one.
Once a year suits most Midlands fences, timed for late spring after the pine pollen has finished dropping. A fence in full sun with clear ground beneath it may go longer. A shaded fence in a wooded lot, or one backing onto a treeline in Irmo, Blythewood or Lexington, often needs a second pass in early fall.
The better guide than a calendar is the shaded face. When the green film on the north or east side is visible from a distance rather than only up close, the colony is established enough that it will spread, and that is the point where cleaning it is easy. Waiting until it is obvious on the sunny side means waiting until it is harder to remove.
A short run of residential fence is a genuinely reasonable afternoon of DIY, and there is no good reason to pay for it. The calculation changes with long runs, with fence more than about six feet tall, and with any situation where the staining has not responded to a normal cleaning - because at that point the next step involves stronger chemistry, and applying it wrong on a whole fence line is an expensive mistake to make twice.

Will bleach discolor white vinyl fencing? At the dilutions described here, no. Vinyl fencing is colored throughout rather than surface-coated, and a mild bleach solution rinsed off promptly does not affect it. The risk with bleach is to the plants and hardware around the fence, not to the vinyl.
Can I use a magic eraser or melamine sponge on scuff marks? On small isolated marks it often works. Understand that it works by abrasion, so it will leave a slightly different sheen on the spot you used it, which may be more noticeable than the scuff was.
Why did my fence get streaky after I cleaned it? Almost always from working top-down with the solution, or from letting it dry on the surface before rinsing. Both are fixable by re-cleaning the affected section bottom-up with proper dwell time.
Does a vinyl fence need to be sealed? No. Vinyl is non-porous and takes no sealant. Anything sold as a sealer for vinyl fencing is at best a surface gloss and is not doing what a sealer does on concrete or pavers.
The green comes back within a few months. What am I doing wrong? Probably nothing in the cleaning itself - it is the conditions. Persistent regrowth points to sustained moisture, so look at what is keeping that section damp: sprinkler spray hitting the fence, shrubs planted tight against it, or a downspout discharging nearby. Moving the water source changes the interval far more than a stronger cleaner will.
